INCOME AND EXPENSE ANNUAL REPORT

Dear Property Owner:

The Assessor’s Office is required by Connecticut State law to revalue all property within the Town of Hamden every five (5) years. In order to assess commercial property fairly and equitably, the on-going collection and analyses of information regarding the income and expenses applicable to the real estate is essential. Under provisions of Connecticut General Statutes, Section 12-63c, the Assessor is empowered to require all owners of rental property to file an Annual Income and Expense Report. This year’s filing of income and expense data is for the 2009 calendar year. Additional forms are available on the www.hamden.com website. Click on Government, then Town Departments A-M. then Assessor.

In accordance with Section 12-63c (d), of the Connecticut General Statutes any owner of such real property who fails to file this form or files an incomplete or false form with intent to defraud, shall be subject to a penalty assessment equal to a Ten Percent (10%) increase in the assessed value of such property.

All information filed and furnished with the enclosed form will remain confidential and is not open to public inspection. Any information related to the actual rental and rental related income and operation expenses shall NOT be a public record and is NOT subject to the provisions of Section 1-19 (Freedom of Information) of the Connecticut General Statutes.

Please read and follow the enclosed instructions for information and assistance in completing the forms. Note: Enter Real Estate taxes (Item 41) only if the property owner pays real estate taxes.

If the property is completely OWNER OCCUPIED, please indicate this on the first page of the three page form, sign and return the form for our files. This will satisfy your filing obligation and avoid any penalty.
