Revaluation INFORMATION

The 2015 revaluation notices have been mailed to all residential property owners on December 5, 2015.  Notices for Commercial property were mailed December 10th, 2015

Vision Government Solutions Inc. was hired by the Town of Hamden to complete the State of Connecticut mandated town wide Revaluation Project. Vision has worked closely with the Assessor’s Office to make the yearlong process a successful one. A physical inspection of every property was not required. Instead, properties that sold recently and properties with outstanding building permits were visited for data accuracy. A variety of resources were used to analyze the real estate market, the most important of which is recent sales data.  Once all the sale and permit data was reviewed to ensure consistency, experienced appraisers from Vision drove the streets and performed a visual review of each property. Vision Government Solutions and the Assessor then worked together to finalize the new values.

Vision Government Solutions will be conducting informal hearings from December 10, 2015 through December 23, 2015 to schedule an appointment for an informal hearing with Vision go to www.vgsi.com/schedules  and follow the instructions for scheduling hearings or  you may call Vision Government Solutions at 1-888-844-4300 to schedule a hearing.

The last day to schedule an informal hearing will be December 18, 2015.

After informal hearings are completed taxpayer may appeal their assessments to the Hamden Board of Assessment Appeals (BAA). The BAA convenes in March of each year.  Application for an appointment to appear before the Board must be made in writing between February 1, 2016 and March 18th, 2016. Taxpayers will need to submit documentation to support their opinion of value.

Application forms to appear before the BAA will be available on the assessors web site at www.hamden.com/assessor, and in  the Assessor’s Office at  the Hamden Government Center, 2750 Dixwell Avenue (corner of Evergreen Ave.) and at the Hamden Public Library.

It is important to note that the assessments shown on this web site do NOT reflect any exemptions for which the property owner may be [i.e. Veterans, Elderly, Disability, etc.]
